Water/sewer looks very high.

Does this muddy the waters when retirement age comes?

Sheds water, keeps sun heat out of the unit and it's a one time deal.

How will utilities keep water and power up when people can't work together in offices? 

What I'm looking to do is detect water in common areas such as under the hot water tank, sinks, and such locations.

My capex budget includes roof 25 year life span( flat roof only 15), floors 10 year life span, appliances and hot water heater 12 year life span, hvac 20 year lifespan, bath and kitchen remodel 20 year life span, etc.

Recently,  numerous property listings I have walked in 5 points have either significant foundation issues or lots of standing water in the crawl space (one property we could not even get into the crawl space because of how deep the water was at the crawl space entrance!).  

Then add to that: don't shake their hands, wash your hands with soap and water more frequently, if the place they are viewing is unoccupied, open the door and then let them view it while you wait outside, answer any of their questions outside (in the fresh air).As for tenants, don't send anything out.

The rents are below market price and include all the utilities except electricity (Water, Sewer, and Trash are included).

In reality the risks of the coronavirus are low and while minimizing contact is good (along with washing your hands more frequently with soap and water), perspective is important.
