My capex budget includes roof 25 year life span( flat roof only 15), floors 10 year life span, appliances and hot water heater 12 year life span, hvac 20 year lifespan, bath and kitchen remodel 20 year life span, etc.

Recently, numerous property listings I have walked in 5 points have either significant foundation issues or lots of standing water in the crawl space (one property we could not even get into the crawl space because of how deep the water was at the crawl space entrance!).

Then add to that: don't shake their hands, wash your hands with soap and water more frequently, if the place they are viewing is unoccupied, open the door and then let them view it while you wait outside, answer any of their questions outside (in the fresh air).As for tenants, don't send anything out.

In reality the risks of the coronavirus are low and while minimizing contact is good (along with washing your hands more frequently with soap and water), perspective is important.
