You'll see after doing some research, you probably don't want to be a landlord in CA, unless it is a submarket that isn't overblown like the Bay Area.

Here in the bay area, it's frequent for properties to be "legal nonconforming," and the appraiser will opine on how common this is and if this affects market value of the property.
