It would probable be best for me to contact the city about the violations to make sure everything has been cleared up since they are from 2011 and 2012, maybe the city just didn't complete the status report

I'd serve a new 5 day notice, and but you say they haven't paid rent which seem like it's been awhile... why not just file for eviction action for non payment of rent.. and failure to keep utilities service current. bring proof of utility status to court. 

There are always going to be bad deals in any state, city, town you go to but there are also gold mines to be had if you know where to look.  

For our guests, we see employees are booking through their company travel site and then choosing locations closest to business meetings/work.

Know this: that person is worth their weight in gold, and can be the primary person that you run things past or ask questions as you move through your day.

I'm concerned that if the guests start watching Netflix, we won't have decent Internet at the house.
