I have recently gotten my real estate license in DC and I am about to sign an independent contractor agreement with a commercial broker.

I know three rentals may not seem like much, but over time it is my goal to help my parents retire early by seeking out potential properties that generate both cash flow and appreciation.Although I am not financially independent, as I am joining both my parents in real estate, I am doing most of the "leg" work for building our portfolio.

However the more I read, watch videos, listen to podcasts, and browse the forums I'm feeling my independence grow and the fear subsiding.

If you think that investing in $30k SFRs that rent for $450 is the path to wealth and financial independence, then start out by buying 1 all cash ... self manage it for a year.

It allows people quick access to info that used to take time to collect from independent sources (Registrar of Deeds, Craigslist, Police Reports...) 

Get the cost of improvements and repairs evaluated by an independent contractors.

i like our small independent hardware store for odd ball items.

They all need to qualify independently otherwise you will be the landlord getting excuses from two tenants that can no longer afford the rent.Each must be able to afford the rent, which will be highly unlikely, and you need to be able to collect when they stop paying.Three friends in a SFH is a high risk for a landlord since it rarely works out.
