I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or lose money in any market.

Some can make it work and eek out a profit with volume and scale.

Berkadia does a significant amount of loan volume in South Florida - well over $20B since inception, and that's just the Jacksonville office. 

like I said only people that fall for this are those that just dont know any better and dont understand this is a very large scam being played out daily in our real estate world.. 

That's where I make my daily bread + windfalls.

They do a ton of volume and don’t use state specific forms.

They will appreciate the work, both you and the subs will what to expect, and you will have some negotiating power if you are doing a certain level of volume.

Hi All,I am currently managing and automating my daily vacation rental tasks through Airtable, which I have connected to a number of online softwares through their API's (Gmail for emails, Twilio for SMS's, Slack for Notifications....etc) in order to achieve my desired custom workflows, and cut down on time spent in front of a computer.I am now at the point of automating my vacation rental bookkeeping tasks and would be grateful for any help with the following:I would like to automatically create a QuickBooks Online Invoice for each customer as soon as they pay for the reservation.
