There's so many costs outside the down payment.This is what I am tracking on fix n flips right now in terms of capital requirements needed for the lifecycle.Project costs (rehab + purchase) of 120k - 150k investors needs to be 25k - 30k liquid to get through a 5 - 6 month lifecycle.
