Any light fixtures or ceiling fans being replaced should have wiring checked prior, minor plumbing needs to be measured for proper fitting, there are factors that we as contractors consider, where others may not.

I capitalized on the architecture of the building and rather than gutting the place, refreshed the original cabinets, installed period-appropriate lighting fixtures, got a new stainless fridge but found a vintage Frigidaire wide-coil stainless steel cooktop and installed a new stainless 18" dishwasher (where there previously was no dishwasher at all).

But you have lawn care, tornadoes and thunderstorms, snow removal, painting, high property taxes, high insurance, state income tax, high turn over, old fixtures, structure, appliances, plumbing, electrical, roof, etc etc etc.

It's called a fixture lien and you need to have the seller call the SC and have that temporarily removed for the purchase or refinance if you choose to in the future.
