You may be planning on self-managing and thus not count PM (though that means you are working "for free"), but CapEx is an important piece in my opinion: you probably have three sets of appliances, HVAC, water heaters, etc to deal with for each property.

What I can think of the rest of the work for the house is: Sheetrock, paining, flooring, installing cabinets/counter tops in kitchen and bathrooms, tile up around showers, appliances (water heater, dishwasher, range oven, microwave oven), light fixtures, interior doors.I am posting here to seeking advise on any major to-do items I missed?

Then placed a bunch of $50 orders for store pick up and used the coupons saving around 20%- Bought the appliances from Best Buy since the Best Buy stores by us often have out of the box "scratch and dent" appliances.

Adding the 3rd BR is the key in this transaction, otherwise, it would be too close for me to justify from a financial perspective.I have a pretty high rehab cost bc I want to upgrade several things (cabinets, flooring, appliances) and it needs several things as well (roof, drywall repair, 1 new bathroom = ~$28k).This deal is good, but it is pushing my limits on what I would normally buy or consider a steal.
