I've been wanting to do one in miami Dade County and there are three infill lots right now down in homestead if you have interest in that area. everything we do is ground up. entitlement is where it starts and land development / identification. happy to connect and chat further.

I have read a few introductory books on real estate investment, and I am now looking to take steps towards purchasing my first property as I love to greatly research anything I want to start doing.

That POP moved north into Shelby Park and then north again into Smoketown where houses that were recently 100K now sell for $200K+ and that story isn't done yet.

If that property drops 5 you now have another $15k to come up with on top of the closing costs on that property.

And most lenders will advertise the 90 /100 but not to exceed ARV of 65 to 75% .. so unless you get a smokin deal.. which most cant get now in the market today..

Now we're almost exclusively Airbnb.
