The historical stats indicate Ca has been a great place for buy n hold.  

Someone did one about a month ago saying it was great, but also sounding like a marketing cut-n-paste deal.

The source data is in Quickbooks, from a company that has had various staff over the years using fields inconsistently (tenant info, alternate mailing address, y/n owner occupancy, etc.) 

eXp does require a Broker for any Bricks 'n Mortar office- Another option you may want to consider is getting a space in Regus corporate suites (eXp provides a basic membership, however, you could pay additional fees for private office(s)...

Doors (exterior) - staining was noted on the trim at the sliding glass doors n windows.

It is interesting to compare this return (big but only once or twice a year) vs. the return on SFRs buy and n holds (initially two years has been negative cash flow total due to much high than expected repair costs).

My wife and I lived there about 15 years ago (on N Course Drive  (in a unit on the golf course)).We're currently in New York and was thinking about purchasing a unit in Florida and was thinking about a place that we had some familiarity with!
