If you want to lease purchase and protect yourself, first have them pull their credit report.Or go to a local mortgage licensed broker, and apply for a home loan.See if their D/E, credit, etc. is reasonable for an FHA loan in 12 months.Get 3% option consideration.Make the strike price in the future at new appraisal (12 months from now).

Get copies of the seller's Schedule E from their last two (or more) tax returns to see the seller's actual expenses over that time.It could possibly be a deal if the market rents are really that high.
