Hello BP Community,I am trying to decide if I should start a corporation before buying my first investment property.I live in Toronto and am looking to invest in Alberta.

Found on mls, put in my offer at asking and they accepted it.

All, Recently, I marked (actually paid someone licensed to do that) the corners of my new lot.

My partner and I visited Detroit MI this past weekend and found 2 deals:TRIPLEX for $50k with ARV of $130k with one unit already rented at $1000 & the other two needing about $30k to rehab.

@Ben Magee, In my state (PA) a tenant may break a lease WITH NO PENALTY if a unit is uninhabitable for an extended period and the landlord has been unable/unwilling to correct it.

I'm being extra conservative right now, which is becoming a challenge on finding properties but I'm willing to do that then get in over my head.

But I can't find that book at Amazon or my Barnes and Nobles.

So, my question is that because I am not starting a new FHA, and continuing the one started 2 years ago, do I have to now live in it for a year as well?

Plan is so that he can retire and him and my Mom can be financially secure on rental income while my sister and I manage the properties in the trust. 

My policy is to screen someone high up in the company, like a CEO, President, etc.
