These would have been provided in the due diligence period or as part of the deliverables package prior to writing the LOI. 

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

For leases you write for your own buildings need give tenants no agency disclosures. 

Why not just write the initial $50k offer in the name of your company and avoid the wholesale aspect of it altogether?

On another note, does anyone know of an online insurer that will write specified actual value policies that would allow me to choose the actual value that is adequate for my program?

I attempted to reach out to my property manager on 6/30 as per the lease expiration date in writing and he had a terrible attitude and told me I needed to wait until a certain date to have him reach out to the tenants.

If you wanted to be super careful you could have an attorney write up a new easement and record it for the benefit of future owners of both properties.
