Hey BP,Back again with another situation that i need some guidance through.I have a young lady that is behind on her payments buy about 10 months with owner financing.  

One of his rental homes flooded, and she threatened to sue him if he set foot on the property.I just assumed that standard landlord law gave him the right to enter a property to do emergency repairs or damage mitigation, but this lady is really freaking out and says she has a friend who is a lawyer who swears up and down he cannot enter the property without her permission.Any words of wisdom?

Good afternoon Bigger Pockets;A friend has come to me with some trouble regarding her house purchase under an FHA Loan, and I am new to these loans, so I thought I would throw it out there to see if anyone else has had a similar experience or can help.For the sake of this question lets call my friend (Kat) and the seller/elderly lady (Marg)She (Kat) is purchasing a home off an elderly woman (Marg) in Southern Florida.

So that type of asset you can have wild swings in vacancy and stunted rent growth on a down cycle.One of the the great things about commercial is set leases with steady increases with national credit tenants so you know what you are getting regardless of the cycle.

There has been a time push out, the realitor was asighed to me, I made a bid 20,000 less than asking, my question is there is a Credit on the closing cost, I have not questioned it yet, I'm thinking it is the reality lady foisting the repair costs at the last minute on to the closing, in the contract I signed this is the sellers responsibilitie , I have to make a discussion, should I question the financial woman on who , why and how much the credit is.

Zillow's rent Zestimates are wildly off in my experience, if you are working with an agent they should be able to pull rental comps off the MLS.  

After leaving several messages with no reply, I was able to contact a lady that did not give a crap. 

The drive was wild, about 26 hours (most of it seemed like rush hour).
