As I recall, just meeting three of those conditions (and there are several more) moves you from 1099 to W-2.It's been 9 years since I sold my pack & ship store, so maybe that has changed.The USPS is ramping up their competition, so it's wise to keep an eye on them. 

It's a great place to store your cash until you find the right opportunity that works for you plus all the other benefits it provides (not least of which is flexible terms and liquidity when you DO find somewhere to invest your money).

Currently there are a grand total of 1 grocery stores in the entire down town area.

Amazon, IKEA, and other furniture stores offer these.If the worst case scenario is you have to convert back to LTR and sell the furniture, take the leap!

Also, I'm looking for property management referrals if you have any in mind.Lastly, I have a few in mind, but it would also be helpful if anyone can recommend good appliance warehouses in the greater Detroit area. 

There are a bunch of people here that offer their services.I recommend using dropbox to store all the receipts and name the files with the property that it belongs to along with the cost of the expense.

The other option is to go into commercial, for example, warehouses.
