I am active duty, currently stationed up in the PNW and I have a rental property in DC.

They are the property manager, but they get paid closer to $10-$15 an occupied lot, depending on the nature of their duties.  

My wife is active duty and we move every 3 years and can rent our DVHS as long as we are  away.

I have one more year here then hopefully I transfer to either Texas or Tennessee to do my four years of shore duty then I am out.

I remind my tenants that when they complain about roommate disagreements that they are all responsible for the entire contract amount and that they are the ones that are responsible for figuring out how to handle internal problems.It's been my experience that renting to roommates or students can go very well as long as the landlord is willing to clearly articulate what the duties of the tenant and of the landlord are.

(A)   In addition to the duties imposed upon Tenant by this or other provisions of this Lease, Tenant shall at all times maintain the Premises in good condition and in reasonably clean and safe manner.

But if you want to grow your business building a team of qualified subs who can work to your standards and within your budget is a vital step.

Does anyone know if that is a vital area?
