.: I wanted to get involved in land investing and made a post about it during the summer and have continued to look at it until now.I was questioning if I should trust a land guru in my area so I asked about it and got some feedback.So then I have searched for land investing education programs and a name was at the top on google and I saw he had a lot of information out there.I did research on him and watched a lot of his videos and it all sounded good but I heard him talk about how he now owns over 1000 doors in multi family, so I started thinking about it. 

The number of people who have called many of us saying they saw some article online or watched some tickytok video and did something COMPELTELY wrong is staggering.  

Where these numbers are found, there is a very high rate of rent actually being paid.Here is a video where I analyze a property in the Detroit area if you/anyone is curious.

I have not reviewed BAM's fees but it's likely based on their representation of UNDER 10% "skin in the game" that most of their "investment" is taken from fees deducted from the money gamblers place with them and counted as equity in the deal; this is a common practice in the syndication industry. 

I also added one other habitat which I am very excited about, but have not started to implement yet...I would like to do it once a day, but I think I will start out with a once-a-week video journal entry!

I personally like one sponsor who has been through multiple real estate cycles without losing any investor money, puts very large amounts of skin in the game, is conservatively leveraged and has a very good 1031 exchange program.

Let’s be honest, I’ve watched folks who jump into this game as if playing roulette.. firing off offers on duplexes in Phoenix or leaning on some “sure-thing” house hack in Austin without ever sketching out their plan.

For example, I would place one in the game room if it is located on the opposite end of the hallway from the bathroom.

And answering your phone calls while watching the games does not turn your living room into a home office.

Your nightly rate will be influenced by proximity to the beach, interior design and amenities (ex game options, fire pit, pool, etc).
