The HOA should be on top of the situation, as in they should be coordinating all the vendors through the insurance company.

Just hire a call center or answering service that routes everything to assigned vendors such as plumbers, hvac tech, etc.

I guess you could talk to the vendor if the property is not close, but depending on how much work the PM is sending them, this may be a dead end.

It really start stacking up.We did this with one of our landscaping vendors for String of TH we own.

Which leads to a second matter, while you may be able to improve revenues or lower operating costs sufficiently to meet your metric of $100/mth free cash flow per unit, you should not pay the Vendor for the effort you will expend to realize that potential.  

I replied that which vendors are chosen and used, depends on what's required/available at the time and at the landlord's discretion.

Then there is other vendors like Rent Manger i think they use Pay lease which is Walmart and not sure what else.

The people you do business with need to know you are in business to make profit and you will recover your losses from vendors who are incompetent or cheating you.  

Hard enough to get people in your own back yard to do good work even when your around to oversee, but quicker to get fixed or change up vendors..
