I guess you could talk to the vendor if the property is not close, but depending on how much work the PM is sending them, this may be a dead end.

Which leads to a second matter, while you may be able to improve revenues or lower operating costs sufficiently to meet your metric of $100/mth free cash flow per unit, you should not pay the Vendor for the effort you will expend to realize that potential.

Hard enough to get people in your own back yard to do good work even when your around to oversee, but quicker to get fixed or change up vendors..
