Essentially if a house will appraise for $400k, there is no sense in putting it on the MLS and getting and offer of $450k that is subject to appraisal, this gets your seller upset

Imagine buying a 300k property but you have $1 million cash reserves :) pretty easy right... even if the home burns downs in the middle of the process, chances are you will be upset of course but it will be ok.

Learning this, I was inclined to allow all tenants to have a dog, but this upset the tenants in the rear/carriage house, who are convinced (based on previous experience) that the lower tenants will not take responsibility for the pet, affecting quality of life on the property (dog poop in the shared yard, etc.).So, I've recognized that by having inconsistent rules I've gotten myself into a situation where I can't make all three units happy.

I would maybe ask the person sending these emails (if through the meditator or not) if there was a particular instance that they were upset about that you could resolve - did they have too much to drink maybe and tromped through  her flower garden, were they excessively loud and kept her young children awake etc. - is there a resolvable issue you can fix to appease her until you get these last bookings through?

They are basically being extra nasty because they are upset --- about whatever and they certainly could have any number of motives.
