Reporting difficult tenants to inform future landlords

As a Broker for 30 years, this one is the worst. I want to let all PA landlords beware. We have a tenant, Tarran (Houp) Richers, who turned out to be the most difficult tenant we've had to deal with in years. We sent an HVAC tech out as soon as she called with no heat on the second floor (1st floor did have heat). It was fixed and working. Apparently, it quit working again, but Tarran never called to let us know (for several weeks). Instead of calling to report the issue, she went and purchased space heaters and then demanded we reimburse her for cost of the space heaters. Then she wouldn't allow us to access the property to fix the heat on 2nd floor. She said the only time the HVAC tech could come was weekdays after 6:00PM or Saturday after 3:00PM. When we told her there were extra charges from the HVAC tech she would have to pay for after hours work, she got upset and wouldn't let us in the property. We asked to use the key to gain entry, but she wouldn't allow that either. She told us via email she had no phone so we couldn't reach her to coordinate repairs. A few hours after that she was texting the HVAC tech. Finally, after days of her not allowing us to access the property, we gave her 24 notice that we would be using the key for emergency repair of the heat. She insisted her boyfriend be present, which was fine, but then demanded we pay him for his lost time off work. The owners became so exhausted by her endless difficulties, we offered to let her out of the lease - she turned that into we were "evicting her", which was not the case at all. I don't know how I can be so "degrading" when we only exchanged emails about the repairs (she said my emails were degrading). My wife and I have re-read the emails and they seem perfectly normal to us so I have no clue. The owner fixed the discoloration in a closet she called "black mold", but it was never tested or confirmed to be even be mold. Again, I have no clue, except Tarran was the worst of the worst tenants we have ever had. She has screamed profanities to my wife on the phone and then twists everything around with a bunch of lies. We are just left wondering why.
