Also, be sure to read up the laws on unlicensed wholesaling in your state. 

That's the usual model for wholesalers.If you actually close on the property, you're free to re-sell - but otherwise, wholesaling as it's commonly practiced is unlicensed real estate brokering. 

Hi all,I was listening to episode 91 of the BP podcast with Ben Grise and he mentioned how he got started working as an unlicensed real estate assistant.

You might re-word that for your own use.As to practicing unlicensed real estate brokering, I don't think that's a real issue either. 

Wholesaling without intent to close the property is unlicensed activity in our state and subject to regulation by the Division of Real Estate...it's referred to as "for a fee, for another"...that said, there seems to be zero regulation as apparent by rampant wholesaling in direct violation of the law.

@James Wise In the interest of having a civil discussion, what in your opinion is the difference between wholesaling as an unlicensed person versus wholesaling as a real estate agent?

In Arizona if I understand correctly, unlicensed individuals can even show properties and talk about the property.
