As for rent, it seems that the rent is in the $2300-2500 range, but there’s a huge luxury apartment building coming up next door, as well as other buildings in the Golden Triangle area coming in.

Trolley Square, Triangle, Flats, and a few other areas in the city with $250k+ average sale prices are okay places to flip but the rest of the city is really hard.

Located in the Baltimore-DC-Annapolis triangle is a big plus.

There is a little triangle north of Chippewa, west of Grand, and with Gravois as the hypotenuse that you'll see some very cheap properties in, but you drive down the streets and it's a rough few blocks.
