Touching on some of the above my lender did a loan for a client who did not have a primary (lives in rented NYC apartment and purchased home in FL), and mileage is not a concern but you have to prove a reason i.e. you live in a city and the visit the beach often, you work often in subject area, mountains, etc.

Make sure you are staying in touch with your lender and respond promptly to any requests for documents. 

@Julia Taylor if you touch the money on your investment property you will pay capital gains.

My advice, as some others touched on, would be to find local real estate meetups, network with experts there and build relationships with them.

Paying 40k that I can't touch to save what $130 isn't worth it in my opinion.
