STR and MTR investing is a different animal all together taking you from housing to hospitality and requires more of a time suck than many initially realize. i personally only do long term rentals and students. i do have a property in mind and making the connections to transition it into a sober living home. excited to see how that shakes out.

Marketing is the most difficult part of the equation and often the most costly, so spending $15K for coaching and then spending another $10K+ out of the student's pocket to find a potential deal would stretch most new investors.

I plan to convert it into student rentals.

I had lived in Athens GA as a grad student (2010-2016), however, I now live and work on the west coast.

I also recently updated in a student housing value add and a Marriot hotel in Ga. all through CrowdStreet.

I've compared the prices to Pipedrive and other software I've used in my current profession, and it's been enlightening.I'm targeting property owners with high equity who have held their property for 15-20 years or more, and ideally with some kind of lien or code violation attached.I've heard that direct mail campaigns can be very effective, though I find that cold calling has always worked best for me in my line of work.

Not sure how close you are in terms of proximity to the university but my Dad bought property near a university for over 30 years and eventually a developer came in and bought everyone out and added luxury student housing and shopping with a huge payday for all the owners who had bought many years before.

There is no housing for the student that go there and I know first hand a lot of students commute 90 min or more 4 to 5 day s week.
