There are attention spans to be aware of that should be respected though.

That spans everything from renting the units out without a broker to taking care of maintenance issues to record keeping and reporting.    

In my area it is $6 sf to replace.  3000 sf*$6=$18000/8 year life span/12 months in a year=$188 per month just in floor capex, Still have to budget for roof 25 year life span, hot water heater and appliances 12 year life span, hvac 20 year life span, and other I could list.

In that same span of time our house's value dropped by 30% and has only just recently recovered to the same level as when we bought it.

In that time span anything can happen with the market.

In my area (northeast pa), the local code official will not allow creating new openings or changing sizes of existing openings without determining the size & spacing of the posts and the size & span of the beam. 

Our rates typically span from 9 - 14% with 1% point upfront to the investor.Be certain to consult with appropriate professionals, such as an attorney, before you enter into any lending practices.

Others may span seven years or more.

I guess another concern is being able to find another property in the span of 45 days if ours does get sold. 

Most properties will trade hands in under a 5 year span.
