There is nothing new, just spins on RE issues and deals that have been done for years.

Never touches the product.Find your buyers, locate what they want and don't spin your wheels with stuff you may not sell.

Any good attorney would spin it that you, the predatory real estate investor, took advantage of him, the unsophisticated person just looking to invest in safe real estate.

Sounds as if you were unaware of these rental sales beforehand but figured it out fairly easily after the fact.I would stop spinning my wheels looking for more buyers.  

Oh the possibilities seem endless... makes my head spin. 

We could spin these once complete to Horton or Lennar for 85k per.. however we can pick up builder profit on top if we build them out and we have bank financing on this at 6% Cash equity required 500k when we took the A and D loan down...

If you wanted to though it also appears that you could spin off each individual lot and structure as a 1031 since it appears that you have legal addresses for each.  

I'm not gonna spin my wheels and offer $400K less than asking even though this property has been sitting for 4 months.

Share average days on market, list price v sold price and other statistics that will help him get a better feel for what he can expect to list and sell his flips at.Sorry for the long winded response, but just know that your time is valuable and make sure you're not spinning your wheels, I've been there!

When you do that the bad deals cancel out the good ones for the portfolio and you are spinning your wheels.
