@Aaron McCurdy Hey, pay off your mortgage if you want, it's no skin off my back :-)  My point is that you'd want that deduction precisely because you're not "most people".  

Justin, Ok first things first, on the surface it passes  the 1% test,  plus the 50% rule.

Anything alligator skin looking will have to be replaced but just black wood you can Kilz it to alleviate the smell.  

OOS investor is convinced that selling a portion of the property to his PM will add skin to the game for the PM to stabilize property more rapidly.   

If there is one thing that gets under my skin is someone who doesn't stand up to their words.

This is surface level, as every deal has its own specifics, but.......I have seen a handful of portfolio loans (which is what you are describing) come through our lending platform in the last few weeks.  

I went back to your podcast and picked up some really good tips, but as you mentioned in the podcast it was only scratching the surface of the elusive appeal of the triple net lease.

They usually want you to have skin in the game, so probably 20% down again, but at least with flipping you'll get the money back, plus your profits, within 3-4 months (If everything works out of course). 

I don't want to be seen as a job hopper although on the surface that's how it looks.
