Sell and cash in on the equity? 

It's a very lucrative business to start a website and drive traffic to then turn around and sell the leads to realtors or lenders.

Ask questions to find out about their reasons for selling, desired next steps (i.e. relocation, 1031 exchange, etc.), and anything else that is important to them.Ask follow-up questions to dig deeper and learn more (without being too intrusive) then jot down any relevant notes so that you can reference them down the line during your follow-up calls.

This is where you find the property and then you can sell it after.  

If it sucks for you, you can sell and be further ahead than you already are today.

For a land cost of $150k, how would you think about how much the completed home would need to sell for to make that land cost worth it?

One thing you might do is sell your more expensive properties and buy less expensive ones. 

I now sell STRs in FL.  

Why not sell it and try again at the new location?
