Texas is the last place I would personally buy a rental if I did not live in Texas for all the reasons you mention add in soil problems and hail storms etc..

and its easy to see they are real. you are being taken for a ride. and will promptly lose you 1500.00  but there are better deals out there .. some of them only charge you 500.00 for the same loan you will never get.. these are real estate versions of the Nigerian scammers.. don't tall into that trap.

I'm constantly on the road, driving as far away as Florida or Montreal every other week and Podcasts help the 10 hour car rides go by, and there's nothing better than learning while doing something monotonous like driving.

Since they now own 22 acres split into two parcels, they ride their bikes a few hundred yards from their house with 12 acres to their business with 10 and no longer need the rest of the land.
