@Sham Haile you should look up the Tenants Union & RHAWA websites to review the notices and requirements for how notices need to be provided to tenants when a seller intends to sell a property. 

My message back to the realtor:After reviewing the inspection report, here are my thoughts.

We found this deal reviewing Loopnet and saw it had been sitting on the market.

After about 2 weeks I took off the pet restriction because I read other reviews that highly encouraged it.

Agent-advisors would merely provide advice, coordinate property photos, and review offers with their principals. 

Focus on key metrics like cash flow, ROI, and cap rate.

I wouldn't worry too much about it, if you have a competent CPA or bookkeeper they should be able to review your books and within minutes have a strong grasp on who gets a 1099 (spoiler alert, not every contractor gets one, I'll be annoyed if I get one since I'm structured as an S corporation) and the amounts to report.1099 filings are usually a loss leader for us, so if you're working with a professional make sure you take advantage of them filing everything for you.

Cash flow is the metric that can move the needle.
