Personally I have thought buying in mixed use zoning could be an interesting opportunity as you can use it for residential or commercial and having that flexibility of commercial property with 5% down if you live in for a while and it seems like a potentially good idea in some areas.

I am a handyman with a lot of experience in residential and commercial maintenance, so I would like to be close to my first investments so I could take care of the management and repairs myself.

City permits for this are way harder than most people think and most neighbors in a residential area will NOT want this next door to them (NIMBY).

Plan is to build business and residential. 

Some bipartisan congressional legislation, like the HOUSES Act, supports this effort by making portions of federal land available for residential development.While this approach has promise, experts warn that opening federal lands is only part of the solution.

Investing in residential properties is not really rocket science.
