Hopefully you have this provision in your lease.Unfortunately if they are the other kind of uncooperative(constantly late, major lease violations, or filthy beyond belief), you probably are best letting it sit vacant.

I would keep in mind not to dig deeply into any views made by the them (especially religious and political) because once you see something, you can't un-see it; and just because you don't like their opinion on something, doesn't mean you can deny them.
