Short term rental is always a larger gamble with more headaches than a long term rental.

Recognize that it's unlikely that everything stays conservative in how reality unfolds - chances are, between rent growth, appreciation, and interest rates, something is going to move at an above-average pace.

However, we were basically gambling on every transaction at this point in our career.

This place should be about educating someone as to why this person is a scam and not mocking them for not recognizing.

If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.

Hey @Ashdale Pitter and @Tyler Walker I wanted to reopen this discussion, as I recognize it is over a year old. 

Once you get the property most you won't be able to resell for at least a year because the new owner will want/need title insurance and that likely won't be possible as title companies recognize the risks with the whole tax sale process.

If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.

IMHO,  whats important is to walk the property, otherwise, you are taking a vegas gamble with not being able to see the inside. 

Removing watermarks in Photoshop is more time consuming than most scammers are willing to commit to.....BUT I noticed they only used the pic of the front of the house, all the other pics were from other houses listed for rent in the area....I recognized some from pulling rent comps.
