I also question the tenant pool who is only paying cash, are they under the table type folk who don't want to report income and avoid banks, if so they are basically judgement proof and I'm assuming won't pass a background check.

I personally recommend using a "decision report" service whereby the tenant has to pass a certain level of criteria for credit and criminal histories.

I personally dont worry about knob and tube wiring, it can be costly but i wouldnt pass a house by just because of it (if everything else is in line). good luck to you!
