Much bigger buyer pool and particularily is in a single family neighborhood with mostly owner occupants, appeals to owners. 

local REIA groups are filled with investors looking to buy properties.

I agree that 1-4 unit properties are a different ballgame, but within my portfolio, I have a 4-unit property insured for $715K—the same amount as one of my single-family rentals.

If I remember correctly, there is a provision for properties with Fannie and Freddie loans to be moved to single-member LLCs after 12 months of seasoning if the only member of the LLC is the owner/borrower on the loan. 

My property has new roof and new sewer and all tenants have renters insurance.

What is the value of the property 5 years later?

My owner financed deals both came from the church foyer!
