Out of probably more than a thousand I've looked at not a single one had a Canadian name or looked like they were born here. 

Then i would probably want a CPA firm that has specialist that know the state laws for my portfolio so I can benefit even more.

Still there's more risk than a house hack which is probably your optimal strategy.

As you probably read through the comments on this thread, there are many moving pieces, costs, and folks involved in this transaction. 

That's probably your best bet.

I have pulled a permit for removing a fireplace, but probably would not have but I had a significant remodel going with permits and did not want hassle of him making an issue of removing the fireplace (the inspection for fireplace removal consisted of only verifying gas cap was in visible location, he did not even spray it).

I think less people are buying right now and it is probably the best time within the past 2-and-a-half years to buy.

Considering the amount of time and energy I had invested, I probably could’ve made more working at McDonald’s over that time period.
