I suspect they add this service to the tax bill but not positive on that. 

Value is currently $700k more than my acquisition and rehab cost and it has some small positive cash flow (~$5k/month). 

I see that real estate agents and brokers are too negative on sub to deals……investors looking for low interest rates and or low down payments are too positive on the same.As I stated the reality is somewhere in between, depending on individual circumstances.  

This is awesome, especially this advice for others inside of your own goal - "The goal for me this year isn't just to buy more doors, but to make a strategic leap into larger-scale projects."

Putting people in a position where they would need to sell or come up with an alternative strategy to pay off the mortgage balance prior to rebuilding.
