The carpet is perfect ( we don’t have pets and don’t wear shoes in the house) and im a clean freak and will clean that house very well before we leave.

I'm a former military officer and ran into a similar issue with one of my soldiers (he had pet ferrets running around loose in his trailer and practiced amateur chainsaw sculpting on logs inside).You want to get in touch with his company commander or even better his First Sergeant.

It's durable for pets, quieter than hardwood (though it looks remarkably like hardwood) and safe for water (should any flooding ocur).

If there is any smell from pets, smoking, unique cooking seasonings, we run the ozone machine for about 48 straight.   

We have each potential appilcant fill out a general application ( contact info, work history, previous landlords, number of teants, and number and type of pets).In the past I have gone through the applicants and based on what I think is correct for the home ( I don't want a family of 5 renting a 2 bedroom, 1 bathroom home ).  

(side note-she requested her pet deposit back and since the animal had done no damage, I returned it, with HIS permission)HE requests her off the lease but wouldn't sign a new lease; issue subsidesHE requests to sublease the unit-I do not sublease; issue subsidesHE states he is moving in with his new girlfriend and wants to break the lease.

. - parking -responsibility/roles: cleaning/ trash/ common areas / parties / pets / guest over / noise level / recreational drugs / etc There are so many things you need it written down, especially in shared housing with a tenant.

Just account for all costs when running your numbers to figure out what you can pay for a rental.Some other ways to help boost profitability is to allow pets. 

Tenants with problem pets such as Pit Bulls, Rottweiler's, etc.I would ask the current owner to get you a 5 year claim history of the building.

Almost half of my portfolio has Section 8 tenants in it and as non section 8 people move out i try to move in more Section 8 tenants but i make sure my property manager screens them THOROUGHLY....not with just what's on paper regarding credit report, income and past criminal activity (If any).....I make sure my PM screens to make sure they have no pets, no evictions, no smoking OF ANY KIND and no felonies and we still get TONS of people calling...the biggest problem becomes picking someone from who is left.
