Another way is to give that person a thumbs up by voting in their post or send a PM to them. 

Mom and I did not want to figure out where he was to serve him again.So sometimes, you can get a judgement, not because you will collect, but to warn future landlords that the person will not pay their rent and will destroy the property, and to teach the person a good lesson.Oh, and the insurance paid for a lot of the damages, so my parents were out some, but not all if what the tenant did.Forgot to say in the original post, but any potential landlord who screened this person and asked my dad about it was given the judgment by the court with a list of the damages. 

The easiest way is to pay this person a management fee per month so I don't have to keep track of the hours because I can't.

Seeing that it's a single fam, you can only rent it to a group of person as opposed to 3-4 groups multiplying your income.

I have a tenant that paid security deposit and half months rent on house they didnt see in person as they were moving across country, lease signed as well.

I would really recommend going in person as you will learn a lot more than the online classes.
