Oh, but don't forget to deduct tax on that).I reckon there are just too many uncertain variables to risk paying (at least) $89k on a home that sold comps say should be worth $99k (if rehabbed to market satisfaction).Looks to me like the "seller" is a wholesaler, looking for a flipper-wannabe to whom $10k seems magical...

Many states do not allow filing in the month that you accept a partial payment because the law basically sees that as accord and satisfaction for that rental period.

I just find the prices a bit too high for rentals in Denton proper, but if you are patient and look around to communities like Ponder and Krum and Sanger, you might be able to find things that you'll be able to rent readily to people who work in Denton (county government, universities, very large medical complexes, etc.) but cannot afford to buy in Denton.
