I would not look at the previous 15 years and think the market will continue with double digit appreciation or you may be setting yourself up for a big disappointment. and agree, good thread...   36 years of age and lived a life that some wouldn't in 3 lifetimes lolTravelled the world and experienced many cultures.Experienced some amazing things and moments/memories that I will cherish for as long as I live.Each to their own but monthly cashflow was able to provide this for me.Be it from rentals, flipping or our PM business.Yes, worked hard for it but IMO nothing can beat "hard work".Building equity and waiting for appreciation is all good and great for those that want to wave their D@#% and say "look how big mine is".Then passing it on to an entitled/spoilt $#%@ of a child hehe that will take it for granted and most likely loose it.Personally, I'd rather enjoy life as much as I can and live for moment.Teach my kids how to fish and not just give them the fish.Cashflow provides opportunities for those "moments/memories" TODAY and not in 10 years.Isn't real estate investing suppose to make our life more enjoyable and better in the present moment?

I rent SFR so almost all my tenants have kids.

A daughter (if not BOTH) to put in it come May 2025.20% of $550k for a family with 2 college kids is a ton.But looming college loan debt from their housing is worse!

Our current renter is likely to be renting for 4 years as she has kids at local school and 4 years would see them through to going to college.We have an old detached 1.5 garage that has functional automatic garage door, and just fits their car....not that they do it very often as I think it is a challenge. 

No way we could move back, have two little kids and too much stuff for 980sqft.

Someday my properties will go to my kids so her gaining experience is a huge bonus.3. 

I agree with Chris, though I will negotiate a little bit.Chris-your side note-no idea who that president was (I'm not American)-I guess that is what happens when you have 15 kids and your second wife is younger than some of your older kids (as was also the case with the father of the grandkid who is still alive)!
