Mass housing stats for September, returning to normal?

I'm very curious about what the critical mass looks like here.

That model has a few elite that own assets and the great unwashed masses that have nothing and for the most part never will. 

If you care about those landlords at all you need to send them a mass email telling them you know there are literally 1000’s if not 10’ s of thousands of landlords on BP that don’t have any of those problems.

For instance, I purchase in Western Mass and I look for at least the 1% rule on my multi's out here, but that would be super unrealistic if looking at the Boston market.

I live out of state (in Mass) and I am looking for realtors, property managers, and info on the Rochester, NY market.

2) Is there anyone who is part of the group that is working at a higher level than me that I can try to collaborate with.If it's a mass bunch of newbies being led by a guru, I would steer clear.For me, just contacting investors & other RE pros and asking them things like "what do you need?"

What is the "going rate" for cash for keys in Mass?

Yes the numbers may be better on another deal, but if its your first deal learning is more important than mass profit.

For reference, I am in central Mass along Route 2 corridor between Leominster and Gardner.
