I grew up in what I would a call “C” class mentality household and although we never trashed a place and in fact my mom would shampoo and repaint before we left, we typically got evicted due to late or missed payments(personally I haven’t missed a due date on a single payment since I was 18). 

I also work long 12-14 hour days for my job and its important to get yourself right physically and mentally before investing. 

That's a lot of money and certainly a big OUCH, but my mentality was just like OK it will be done and I don't have to worry about it.  

Examples of such work or tasks include guiding people who are blind, alerting people who are deaf, pulling a wheelchair, alerting and protecting a person who is having a seizure, reminding a person with mental illness to take prescribed medications, calming a person with Post Traumatic Stress Disorder (PTSD) during an anxiety attack, or performing other duties.

This isn't a post dedicated to excuses per se, but rather its about barriers (both mental and financial) that I need to overcome in order to expand my real estate portfolio. 

Numbers you can always calculate (estimate) but the crew you will need to do the work, the time it will take, potential permits, with this kind of project  you need to make sure you are mentally ready for it (just saying for next time). 

I want them to start mentally preparing to make the move.

That is why I suggest the realtor.I also don't understand the "don't worry about it if they are nice people, continue to lose money" mentality of some others.

I will hold it for a few weeks/months now just in case)So prepare yourself mentally for the times to come.Beach renters are fun :)

Or whose such a stickler for time he freaks out if I'm a couple min late for our call (finishing up w prospect was no excuse as far as he was concerned "Our relationship is more important than 10 prospects" whatever the fvck THAT'S supposed to mean) and then makes me 45 min late when i was scheduled to be 15 min early for my first appointment to sign a seller up, messing with his computer when I could have had them done in no time, but woudn't let me- that's a mental issue.I did not sign up for military training.
