These guys are set up to go into occupied homes and refinish the floors without making a colossal mess.We've refinished our own floors before and I'd like to think that we're pretty good at what we do, but the finish level isn't nearly as nice as what you'll get with a professional outfit that does it day in and day out.

I am always very pessimistic about individuals/outfits who can evaluate a market from a computer program, especially in a place like Memphis where you can be standing in a $650 rental home, walk out the front yard, tee up a golf ball and with your 3 Iron, hit a $500,000 home.

Out here (Tim is near me) I can get it dug and filled easily for a grand, 40 feet of 4 or 6 inch PVC is less than 100 bucks, a couple of fittings, and even if you had to pay an outfit a grand to make the connections you shouldn't be talking more than 2-3 grand tops.

What are your thoughts on providing a $2K allowance on a fix/flip to a potential buyer to outfit a home with appliances (dishwasher, refrigerator, stove and microwave) vs. installing appliances before you list it for sale?
