I would bet more than half of Lincoln , Rocklin and west Roseville is made up of Bay Area transplants .

Here is my situation and plan of action, any feedback or advice is appreciated.Situation-Start working and live somewhere by February 1stAssets by FebruaryMoney down: 1.5k-401k loan up to 6k-20 Shares of VOO ~5k-ability do an FHA loanBy MarchMoney down: 1.5k-401k loan up to 6k-20 Shares of VOO ~5k-5k Relocation bonus by March-3k Back after tax returns (around March)-Ability to do an FHA loanHere are my 2 options as I see it-Plan  of action:Option 1: Put in my 60 day notice - worst case scenario I pay 2 months of rent where I currently live + rent/Mortgage in Rogers( I can afford to do so if necessary.)** Unsure of the best order, but I will attempt it.

It's like a great big liver punch to the problem of achieving financial independence while young with minimal time or effort lost.

I would think it tenant wants to live/rent they would fix it up but may be I am wrong and slobs always will be slobs. 

Your first deal doesn't have to be a homerun, go in with a house hack and live rent free using an FHA.

Is it up to the owner to grow/transplant trees ahead of time if they weren't present when they bought it?

best way would be to house hack - purchase a multifamily and live rent free.

The only way I could live rent free is if it’s a 4-unit multifamily, but that has a higher gate to entry.

You would have to qualify for the house on your own. but, If the house rents for $2k and they each pay you $800 then you live rent free and make some money.....but if all 3 move out at the same time you are still responsible for the rent.
