Funny thing. the property i like the lease happens to be my best performing.

The current 99 year lease started in 1987, not 1945.

One tenant had a lease that has since expired but that lease wasn't triple net and the other tenant never had a lease because it is the family business but the lease is triple net.

Be prepared to navigate through potential tenant issues and lease terms. 

But you do have to put some language in your lease  agreement or lease addendum that deals specifically with issues that will come up for the fireplace.  

The only thing I'd add is to do an 18 months lease or so, so that when the next lease is up you'll be in the warmer months. 

Or you can try and lease option it, but be sure to mentor your tenant all the way to get pre-approved, otherwise you have an 80% chnace they won't be able to buy it.
