Help with figuring out commercial leases

Hello,

I'm looking for guidance on how to determine fair rents for a commercial property with two tenants. One tenant had a lease that has since expired but that lease wasn't triple net and the other tenant never had a lease because it is the family business but the lease is triple net. I want to get both tenants under triple net leases for 5 years ideally. 

Who is the best person to help me figure these leases out? I don't have experience in this. Would you suggest an experienced attorney or is it best to work through a leasing broker? I appreciate your help.
