A minor hurdle for some, but a larger issue to some as well.With DSCR or private money lending, yes, you can still also vest in your individual names, but you will find many lenders will NOT allow it or will actually charge you higher rates to do so.

It is your property so unless the tenant is intentionally breaking things they should not have to pay for repairs.As others have mentioned, it is hard enough to get tenants to report small issues that can and do cause larger problems when I am not charging a fee, you are opening yourself up to major issues if tenants are reluctant to call because they don’t want to pay a fee.

In the past, we have heard you need to have a larger portfolio to report to the bureaus, but even if you could I would strongly recommend against it.

Your worst-case scenario (not specific to MA) would be having to sue to get them out as a holdover, but this is really reserved for worst-choice scenarios when owners choose the first renter or don't do any due diligence.
