But, you can do further investigation: Do you have the breakdown of all expenses?

Every time I've investigated such proprieties I've discovered that the property was losing money, usually due to deferred maintenance or tenant issues.

if they were recent, I'd get the installer back out to investigate whats going on. to a certain extent the neighborhood could come into play with this too. if there is higher crime, this could end up with your tenant getting robbed.

If the building WAS a SFR at one point, then you might need to some serious investigative work to make sure all of the utilities and plumbing are cleanly partitioned.
