Hi Whitney,Talk to an attorney local to the property.You might be able to get a financial judgement (trebled).Step one might be to get three bids on (comparable) replacement systems.American Standard, Bryant, Carrier, Lennox and Trane are names of some furance and A/C (HVAC) manufactures.And realize a new furnace A/C (HVAC) might force you to change the thermostats too (or not).Trying to figure out costs on this yourself (with any resprayed insulation up there) might be pretty tough, (plus you have to buy whatever new refrigerant is required in your area--and the new stuff can be very very expensive).You might be able to pick the brand you like best, or the one fastest installed vs the cheapest...ask an attorney.Also, in a financial judgement, you have to collect...lien their wages or bank accounts (to the extent you are allowed to do so by THEIR Locality).

I hope someone can help with what kind of big expenses  are in the multi family properties i need to know when looking for properties(can only think of roof, deck, insulation , heating system )Also, Not sure if I jump ahead but I am trying to sort out all the related expense for rental property below with my conservative estimate per yearProperty management fee (10%)insurance :2500property taxes: 2000 -3500Owner paid utilities : 2500( in case of paying oil burning heating system , if tenant pay their own electric heat so i guess i can eliminate this expense)snow/lawn: 1200Accounting cost: 100Vacancy reserve (5%)Maintenance reserve (10%)Can anyone give the idea if i include these expenses correctly ?

I believe it only needs some minor HVAC work under the crawl space (reconnect two ducts and insulate existing ducting) and a few other touch up items that won't cost more that ~3k to fix up total.
